Amazing - Rating 5/5
Our 14 and 15yr old children had never stayed in a B&B before. On the way, they discovered where we were staying and were incredulous that we were making them stay for a double sleep over in a total strangers house, saying it was 'weird'. It was so far away from weird and what they expected. Kate is probably one of the loveliest hosts you can ever meet. Warm, funny and very accommodating. Nothing was too much trouble. We truly felt like we were visiting family (that we liked) and the dogs, Rambo and Maisie, although small, were very accepting of our slightly larger oaf. The room was great, big enough for us all and the breakfast amazing. The open fire and guest lounge was so lovely. When we drove away our teenagers were wanting to return! THANK YOU Kate for such a lovely stay,we really how to see you again.

Weekend break - Rating 5/5
We were fortunate to stay at Kate's Farm B&B for 3 nights recently. On arrival to the morning of departure it was like visiting a dear friend. Kate was charming warm and friendly nothing was to much trouble. We spent our morning walks together with our dogs Rosie & Honey and Kate's dear oldMaisie and Rambo. Breakfast was wholesome we had the good old English traditional fried but a varied choice is available. Our room was downstairs although bijou it had all you needed comprising of loo and wash basin and separate shower room with piping hot water. Bed was very comfy. The advantage was that this room had a door leading straight onto the large garden so with doggies like us a hugeadvantage.Would we visit again? yes very much indeed. Thank you so much Kate for a lovely weekend. X

We loved Kate’s Farm - Rating 5/5
We had a great time staying at Kate’s Farm. The room was comfortable and clean with a garden door that was brilliant for taking the dog out. Kate is very friendly and helpful she gave us very useful information about which beaches to find fossils. Her breakfasts are made to order so extremely good but my favourite thing was watching the hedgehogs feed at night in the garden. Kate has five hedgehogs that come to the bird feeder every night for their supper. Staying with Kate is a privilege and a treat I highly recommend Kate’s Farm.

Perfect - Rating 5/5
If you like shiny Premier Inn type places, then good for you.We prefer exactly what Kate brings, here. The farm is mentioned in the domesday book, so it is getting on a bit. And it just oozes character where it sits, frankly in the middle of nowhere, seemingly. Only 4 minutes from the great pub, The Hind, actually.Fabulously eclectic rooms with everything you could possibly need.Kate has gone to great lengths to make sure you stay is perfect. A simply beautiful lady who treated us better than most Auntie’s I ever had. Nothing too much trouble. One of my favourite places we have ever stayed in…

Kate is a great host. The house and rooms are historic and so worthwhile to visit. The suggestion of a place to eat in Axmouth was spot on at The Ship Inn. Breakfast cooked by Kate was delicious with tasty ingredients. If you want modern it is not the place for you.I highly recommend this place.

It was perfect - Rating 5/5

A very comfortable homely B & B- Rating 5/5
This was a very comfortable homely stay. Kate was very welcoming and made us feel really athome even lighting the fire in the huge inglenook, for when we returned from our evening out(it can be chilly at night in May.) We were nervous about taking our two dogs but we didn't need to be. They were soon running around with her dogs in the enclosed garden. Kate is obviously a 'doggie' person and we were able to relax and enjoy our trip, including a generous full English breakfast.Thank you Kate.

Perfect family hideout to visit Jurrasic coast - Rating 5/5
We (family of two adults and three young boys, plus a 6 month old puppy) stayed at Kate's B&B in Feb 2024 in the large family room for 3 nights. The B&B was a superb find, perfectly located in the quiet hinterland of Lyme Regis with easy A-road access to large swathes of the coastline. The old farmhouse is quaint and typical for this part of the world, but the beds had (relatively) new and very comfortable mattresses. Kate has been extremely welcoming, accommodating, kind and understanding (very important when traveling with young active children!). The common/breakfast room has a large fireplace with an inviting fire in the wood burner and a play corner for the children. The host's breakfast was just perfect, accommodating the diverse needs/desires of the family, and setting us up for a full day at the beach fossil hunting. We're looking forward to returning next year to Kate's B&B.

Brilliant, had a wonderful time at Kates Bed and breakfast. A girls weekend away with Brodie the Golden Retriever. Beautiful quiet location, lots of walks and easy access to Axminister and Lyme Regis, both of which we visited and loved. The house itself is amazing, very very old. The fireplace was stunning and was lit morning and evening. It was a real treat to snuggle in front of it with a glass of wine in the evening. Very dog friendly, Brodie loved it, especially the treats and playing with Roy in the garden. Kate is lovely, so welcoming and cooks a pretty good breakfast, very very yummy, the freshly picked flowers on the table was so thoughtful, Thank you Kate, is was lovely to meet you, we left feeling very relaxed and happy with flowers to plant in our own gardens. So we picked Kate's Farm as it was a stones throw from our Niece's wedding venue.Kate was a wonderful hostess who made us feel totally at home.We had a family room but when she looked at our 18 year old, she offered him a spare room that she had at no extra charge which was awesome...(he didn't really want to share a room with his parents!) We also had our elderly Mother with us who Kate kept her eye on as she was a bit wobbly on her legs.Kate was totally relaxed with us coming and going. We loved the atmosphere in the cottage with the dogs pottering around and music playingEverything was clean and covid safe. Breakfast was totally delicious and nothing was too much trouble. We even had to smuggle a rather drunk 18 year old back after the wedding and again Kate was not fazed!Highly recommend this lovely B&B in beautiful rural Devon.

Kate was a wonderful host and my kids loved playing with her 2 little dogs. This is a great space to unwind and be close enough to lyme regis (18 min drive) but far enough to get away. One tip, make sure you book your restaurants well in advance as places get booked up. However Kate was happy for us to bring back a takeaway and provided us with the cutlery.Highly recommended for family's and couples especially with the family room.

Room was as lovely as ever and nice comfortable bed. Breakfast was absolutely delicious, porridge and blueberry and Yeo Valley yoghurt if wanted. My husband had a magnificent plate of the full English. Not to mention the fresh grapefruit, juice, tea/coffee and toast that we also had. Everything was dished up on time and perfectly cooked. We travelled as a family (2 adults and a 1 year old baby). Kate was accommodating from the word go, sorting out a travel cot and mattress for our little one. A cup of tea on arrival and a good natter, all nice and welcoming. The room was a decent size even with the cot in it.The breakfasts were great every morning and Kate was happy to take requests, so we varied between full breakfasts and smaller breakfasts of just certain elements on other days.Kate was full of good recommendations for places we could visit on our 5 day stay and even played scrabble with us one evening as we had to be in every night with our little one!One slight word of caution - Kate has three dogs, all of which were very nice and well behaved, and great around our little one, but if your really don't like dogs then maybe this isn't your place!Overall, very impressed and would definitely return! Thanks Kate!

Fantastic Country Escape - Rating 5/5
After a long drive it was lovely to be greeted with warm reception. KateÅ› Farm is an idyllic farm stay near Axminister, Devon. With an open fire and walks nearby, it was the perfect stay. And for anyone visiting River Cottage, its only a stone throws away.

A comfortable friendly B & B - Rating 5/5
What a pleasure to stay at Kate's B & B. My welcome was friendly and welcoming with lovely tea and shortbread to sit and relax with after a long 4 hour drive. The room was clean, tidy with a lovely view of the surrounding countryside and very quiet. Kate was fantastic, nothing was too much trouble. Her dogs were great, friendly and no problem. This B & B is definately a jewel to be tried all at reasonable cost. I would recommend Kate's B & B to my friends and family.

Good stay - Rating 4/5
Lovely farm house, warm welcome, amazing fire, and comfortable room.No en-suite which I didn't know when booking directly on line. Also had to pre-order breakfast which was not ideal but the breakfast was lovely anyway.

Kate's Farm B&B is divine. A quiet and quaint farmhouse setting close to the local amenities makes for a perfect place to come back to at the end of a long day. Kate herself is a brilliant host, and with a trio of loveable dogs to play with, you truly will not want to leave. A perfect weekend away.

Couldn't be bettered - Rating 5/5
My wife, our dog and I stayed at Kate's recently and were really impressed with the whole experience. The farm is beautiful, tastefully decorated with lots of artistic features and quirky artefacts mixed in with the characterful old building.Kate and Ed were there to greet us and within minutes we felt welcomed and at home - unlike some B+B's where you feel like you are intruding in someone's house and have to tip-toe around the place. We had the garden room which meant that our dog could stay in the room with us and had access to the garden if needed during the night without risking waking up others in the house. We had certainly not expected to be invited for a drink in the huge lounge/dining room with the biggest walk-in fireplace ever seen!Following a master class in scrabble, meeting and chatting with other guests until the early hours, we slept well in a very comfortable bed, refreshed and ready for an excellent breakfast, (wonderfully fresh eggs) and a mini-tour around the farm to see the old cider press and lovely old outbuildings. It's all very bucolic and visitors from overseas will get a really good impression of what farms used to look life before automation and factory farming took over.We would certainly recommend it to any visitors in the area and in terms of value for money would be hard to beat.
